If you're shopping for a property in Quebec right now, you've probably noticed something strange. There's more choice than before. A lot more. But prices aren't moving an inch — or are even continuing to climb.

It's not an impression. It's exactly what the latest numbers show.

The Facts

In May 2026, 9,300 properties sold across the province, a 6% drop from a year ago. At the same time, active listings jumped 13%, reaching 42,066. More choice for buyers, in other words.

Except that across all property types, the typical price remains higher than last spring. Single-family homes show a median price of $524,900 (up 5% year over year), even as their sales slipped 5%. Plexes hold firm at $685,000, and condos at $407,000, each up roughly 2%.

The result: buyers have more options, but no real budget relief.

Why It Defies Conventional Logic

Normally, more supply means more negotiating power for buyers, and downward pressure on prices. That's not what's happening here, for three main reasons.

Population growth remains sustained in Quebec, maintaining underlying demand even as inventory climbs. The resale inventory is still limited compared to other provinces like Ontario, which is living a very different reality — a genuine surplus that is pushing prices down there. And unlike speculative activity, the price gains here are driven by real, consistent demand, not market frenzy.

What It Means in Practice

For buyers: more listings increase your chances of finding the right property, but it doesn't mean you'll pay less. Getting a mortgage pre-approval before shopping remains essential to set a realistic budget.

For sellers: the market stays favourable, particularly in Quebec City where momentum holds despite the rise in available supply.

What to Watch

The pace at which inventory continues to grow will be decisive going forward. Even modest additional increases in listings can quickly shift local market conditions. A market worth watching closely, one neighbourhood at a time.
