The estimate, and where it comes from

A central figure, a range and a price per square metre. Below it, the line that says what was used: the market median for that municipality and property type, plus every adjustment applied. Here $926,850, between $787,823 and $1,065,878, or $5,010/m².

The asking price, set against it

Enter the listing price and the gap reads on a −25% to +25% scale, with a verdict in plain words. Beside it, the trend for the area over recent quarters, from the QPAREB barometer.

What an appraiser would notice

Eight improvements and five downward signals, each with its weight in percent. You tick what you see on site, the estimate follows. A renovation amount can be added on top, at a conservative 50% recovery rate capped at +10%.
